Inherited land

Got a letter from us about family land?

County records often still show land in the name of a parent or grandparent who has passed. Selling it can feel complicated, especially when family lives out of state. Here is how we handle it.

Every heir is included

Everyone with an ownership interest signs, and everyone is paid their share at closing. We don't make side deals with one family member.

The paperwork is handled

We work with a local title company and title attorney to sort out the heirship paperwork when land is still in a late relative's name.

No one has to travel

Documents can be signed where you live. You don't need to visit, clear, or survey the land.

About

Two brothers. One standard.

Cook Capital is owned 50/50 by brothers Chris and Caleb Cook. Chris brings more than seven years and over $50 million in East Tennessee real estate transactions. Caleb, a University of Tennessee engineering graduate, brings an analytical, detail-first approach to every deal.

Between the two of us, every deal is found, checked twice, and closed the way we said it would be. Sellers get a straight number and a clean close. Partners get deals underwritten to make money, not just to get done.

Chris brings the deal experience. He has bought and resold foreclosures as an investor, valued homes for lenders through broker price opinions, built and sold his own company, and underwrites land, residential and commercial deals from Knoxville to the Tri-Cities.
